Could built environment leaders cut it in a digital world?

An excellent Communique newsfeed from Nancy Settle-Murphy this morning, at looking at effectiveness of leaders in a virtual world.  It strikes me this is a lesson perhaps for built environment and construction leaders as we move into a communication era that is increasingly digital, web based, social media enabled and BIM (Building Information Model) focused:

Even the most experienced team leaders can make us weep with boredom. They torture us with their monotone narrations of 10-Mb slide decks. They regale us with irrelevant minutiae, while sidestepping the really important stuff. Their meetings are more like monologues, with everyone else listening from the sidelines. And for the most part, they probably imagine they’re pretty interesting people!

When we experience boring leaders face-to-face, we have to at least pretend to be somewhat interested. We might take notes (even if it’s a shopping list!), throwing in a few occasional nods so we won’t be called on to replay key points. Copious amounts of caffeine help to some degree, as do the many bio breaks we’ll inevitably need as a result. And who hasn’t had a colleague place an “emergency” phone call in extreme cases of ennui?

Tuning out boring virtual leaders is far easier. Once you put yourself on mute, there’s no end to the more important things you can do, like responding to emails, writing up your latest status report, or finding the best price on that new digital camera you’ve been pining for. (If you work from home, this “important” work can extend to laundry, dinner prep, weight-lifting and more.) As long as you’re within earshot of the conversation, your team leader may assume you’re present while in fact you are completely absent.

So, how can boring virtual leaders learn to become more captivating? (And no, it is not an inherent skill that some are just born with!) In this issue, I take a look at some steps even the blandest leader can take to evolve into an engaging, stimulating and captivating leader, from near or far.

No one actively aspires to be boring. And yet regrettably, few leaders actively attempt to be interesting.

What is BIM

The following article was written to introduce PauleyCreative’s excellent BIM Infographic  illustrating the recent NBS BIM survey, providing an important snapshot of our collaborative working BIM journey and future directions.

It was also hosted on the 2degreesnetwork site as part of their BIM series.

It feels the article has been ‘on tour’ and received good responses and comments via twitter and elsewhere, so it seems only correct to ‘bring home’ and post here for readers of this blog. Enjoy, and please do add comments below.

What is BIM?

There are many definitions of BIM, but unfortunately many are wrapped in technical, project management or design terminology.

We can understand and describe BIM as “the total and virtual modelling of all aspects of a project prior to construction, during construction and in use.”

A BIM would typically model all data relating to, for eg, design scenarios, costings, build ability and clash detection, scheduling and procurement, sustainability impact, life cycle and facilities management factors as well as in use predictions. Championed by the Government, milestones are set for achieving increasingly mature levels of BIM. The first being level 2 by 2016.

We should view BIM, not just as new technology but as a continuation of the collaborative working journey within the built environment sector. A journey started, or first articulated, way back in 1934 by Alfred Bossom and core to most sector improvement programmes since, from Latham, Egan, Building Down Barriers, Constructing Excellence, to the recent Never Waste a Good Crisis report.

BIM will be challenging, demanding real collaborative working and sharing of data, knowledge and costings across project parties.

The key to collaborative working being effective and open communications, coupled with trust and importantly being comfortable with sharing within a digital environment. Indeed we need the debate on the potential role of communications, and in particular social media, within BIM environments.

Perhaps understandably, the current BIM agenda is driven by technology and design. But the debate will widen, out of necessity, to include other disciplines such as Facilities Management, Quantity Surveyors, SME contractors, product suppliers and manufacturers, Many of whom still remain unclear as to how work and management will be different when working within BIM projects or suppling equipment to a BIM project.

You may recall a recent Honda advert that played on the expression “everything we do goes into everything we do.”  That ad emphasised how the breadth of Honda’s experience is applied through lean manufacturing to all aspects of their products. This is a great expression we would be wise to adopt to explain how BIM will enable us to bring built environment collective experiences, knowledge, technologies and best practice to every building.

Imagine a built environment industry where the design office, the QS office, the project management team, subcontractors operatives, the manufacturers factory and so on is so lean that everything we do goes into everything we do.

We would be able to reclaim the rule of thumb 30% waste in our sector, improve on safety and sustainability and deliver better, lower cost, fit for use facilities whilst achieving healthy profit levels essential for a sustainable industry.

Increasingly I am helping the contractors that I support on their questions of “what is BIM” and “what do I need” to do through increasing awareness of collaborative working, BIM itself and becoming comfortable with web/social media/digital communication. Lancashire: Green Deal, BIM, Green Building and Social Media events

Hi, here is a quick update of Lancashire Construction Best Practice Club related events in the NW region over the coming months which may be of interest:

Green Deal: If you have been following the news you will have seen that £3.5m has been released for Green Deal training and news is expected soon from Ed Davey MP on Green Deal for Busineses.

Our timely Introduction to PAS 2030 session is scheduled for the 30th March as part of our Green Deal Initiative, with monthly sessions thereafter. Also CSkills are holding an Employers Advisory Forum on March 28th, at St Helen’s Rugby League Stadium which will feature Green Deal

Bidding: The Association of Interior Specialists (AIS) are hold a A free webinar  Improve your Bids: 13th March 27th March and 17th April

BIM: Unfortuntaley we have had to push the LCBPC BIM event back until June, however, there are a lot of BIM events happening regionally.

There are Events across in Yorkshire on the 15th March looking at BIM impact on Regional SME’s and on 4th April looking at BIM Level 2.

And in Manchester BIM – Software with Tough Choices Workshop 29 March 2012, 08:30 – 11:00 at the and BIM Compete or collaborate? 16th May. You may also find this “What is BIM, and why should we care” item of interest.

Waste: Waste update will be the topic for the LCBPC event. Details to follow.

Green Building: Again there is a lot happening on this theme as you would expect: What is your Green Vision? is a Global TweetChat (online, via twitter using the #GVisChat hashtag) hosted by Green Vision on 20th March 8pm to coincide with Eco Build. In addition Green Vision Leeds 29th March will feature the lessons learnt from the greenest building on earth, live from Vancouver

Green Build Expo Returns to Manchester on 9th /10th May, I will be there with Be2camp on the 9th and talking Social Media on the Green Deal  as part of the Green Deal Debate stage the 10th, and if you are going to EcoBuild, 20-22nd March in London do let us know via twitter @fairsnape + @lcbpc or on the linkedin Lancashire Construction group

Green Deal November

Seems Green Deal is high on my agenda for November! Here is a round up on ‘happenings’ and events:

On the 2nd I attended an interesting Green Skills in construction event hosted by teh Guardian. I blogged here on the Great Green Re-Skilling but the Guardian report will be out on the 16th Nov.

On the same day I attended the GovToday Sustainable Communities event where the reduction on solar FITs seemed to feature in every presentation and discussion, especially in the community solar programmes.

On the 10th I am talking to SELCA with an overview and awareness session on Green Deal. And of course the 9/10 November is Sustainability Now with plenty of Green Deal essentials, and fringe chats.

On the evening of the 10th I will be across in Leeds for the Green Vision event ‘The Landlord/Tennant Divide: Understanding User/Occupier motivations and engaging people’ A great line up of speakers. Details here

The 17th November is our be2camp Retro-fiting and the Green Deal event In London, taking a look at how the role of the web and social media amongst other aspects, all in the familar be2camp styled un-conference, with some great presenters.

I am sure Green Deal will pop up in the TBIMChat tweetchat on the 22nd November, exploring how BIM and Sustainability will work together.

I will be talking at the Lancashire Best Practice Club  Preparing for Green Deal event on the 23rd in Blackburn, Lancs with Brian Berry from the FMB and many others. (only a couple of spaces left for this one!)

The UKGBC have an interesting Green Deal Consultation event on the 30th November

And then finally to round off the month we have the Green Vision half day web enabled conference, Retrofit Reality, in Leeds. This will again be with a twist, keynote speeches from industry leaders and a range of expert led round table discussion groups to really get to grips with the issues.

And in between all this supporting some great contractors such as Emanuel Whittakers and others prepare for Green Deal  an exciting trial of PAS 2030 requirements on a live retro-fit project with Salix Homes.


Construction in Crisis? BIM the solution?

Construction in crisis? buildings too complex? communication of knowledge rapidly changing? (Thoughts from the road)

Whilst I have long being a supporter of the need for the aims of BIM, it has been as seeing BIM as a technoloy to enable and enhance, better, improve collaborative working, not in a means to itself. In fact many agree collaboration in a digital age is or should be 80% people 20% technology.

In other blog posts here I have mentioned my thoughts on how BIM should in fact be FIM, Facilities Information Modelling, as the models set out or should set out the way the facilities will be used, managed, improved, adapted over time etc, not just the building. Ie the people aspects of building use. ( a recent example from a building designed on CAD, not quite BIM, being a student quiet zone for thinking and meditation littered with in the face fire exit signs and a large red fire panic button)

That BIM is being seen with both fear and salvation is interesting but not surprising, it will after all change the way the built environment sector works, and importantly works together and collaborates.

And yet BIM is perhaps just as the word processor is to creative writing, it may enable the articulation but not the creativity.

For BIM to be effective the people issues and desire for collaborative working need to be in place, to be well grounded and to be effective. To leap straight into BIM can be as ineffective as trying to write a creative masterpiece just because we have a new tool or piece of software available in the toolbox

Admist all the noise, news and promotion of BIM as a technology its therefore refreshing to read Randy Deutsch brilliant, BIM and Integrated Design, but perhaps his short but powerful summary that not only sums the book, but provides light on issues facing design, construction and fm. Q: How would you summarize your book in a single sentence?

A: The focus throughout this book is on people and the strategies they use to manage and cope with the transition to the new digital technology and the collaborative work process it enables as they initially adopt and then take the technology and process to a higher plane.

Q: Why do we need a book like this now?

A: There’s a crisis not only in the economy but in the profession. Buildings are becoming more and more complex and the way we communicate knowledge to one another is changing. At the same time the construction world is going through enormous changes, so is our environment.

We’ll only be able to tackle today’s complex problems through collaboration, and that takes work and a prepared mindset. You have to be disciplined, can’t just show up and wing it. Your teams’ efforts have to be coordinated and integrated. I noticed that there is a gap in learning along these lines in the profession and industry and this book seeks to fill it.

Q: There are a number of books that cover the subject of BIM. How is this one different?

A: Most books on BIM cover the technology or business case while this one focuses on the process that enables the highest and best use of the technology. BIM and Integrated Design focuses on the people side of the change equation, addressing BIM as a social and firm culture process and does so in four distinctive ways:

it addresses people problems, human issues, issues of communication and collaboration, firm-culture issues, issues of motivation and workflow related to working in BIM;

it explores the most commonly encountered obstacles to successful collaboration, as well as the challenges this technology and process create for individuals and organizations in their labor toward a comprehensive, successful BIM adoption and implementation;

it describes the social impacts and implications of working in BIM on individuals and firms, and how to overcome real and perceived barriers to its use; and

it discusses challenges to BIM collaboration including interoperability, workflow, firm culture, education, technological challenges, working in teams, communication, trust, BIM etiquette, one model versus multiple models, cost, and issues concerning responsibility, insurance, and liability.

Will BIM move to FIM? (Webinar 16/4/10)

The concept of a Facilties Information Model as a more encompassing, arching umbrella model to a Building Information Model has been discussed over the last few years, but with little (public) evidence of use in practice.

I guess in some ways it reflects the larger discussion between construction and facilties management, between the provision of buildings and use of buildings. And, as in practice we see FM and endusers taking a more prominent role in design and construction, we will see BIM become Facilities Information Models.

Background:

The Be2camp concept started as a Twitter conversation between Martin Brown and Paul Wilkinson, following Martin’s attendance at Barcamp-type events, suggesting we do ‘something’ for the (UK) built environment. This discussion was picked by Jodie Miners in Australia, through Twitter, and through conversations within Second Life with Pam Broviakfrom Illinois, USA. The timing of Be2camp 2008 was fixed to coincide with Jodie’s visit to the UK, while Pam helped coordinate Be2camp’s Second Life activities. So now you know who to contact, praise or blame!

Facilities Information Modeling

The recent white paper BIM and Facilities Management from Autodesk, makes the case to extend Building IM to Facilities IM(or at least to include) 

Building information modeling (BIM) is changing the way buildings are designed and constructed-but is it changing how they’re operated and maintained? Do the benefits of BIM extend to facilities management? This whitepaper focuses on ways that facility managers and FM applications can take advantage of the consistent,coordinated building information that comes from a BIM design process.

And yet this paper misses the point and reinforces the need for the  FM sector to wake up and take hold of the information modelling movement (band wagon or steam roller)  The need for  facilities come first (ie those facilities needed by an organisation to function) around which can be ( but not always necessarily) will be wrapped within a building, hence Information Models should be driven by FM , with BIM a subset.

What should be a wake up call for facilities management sector is the NISP findings, reported in the white paper.

In a 2004 NIST studyi undertaken to estimate the efficiency losses in the U.S. capital facilities industry, it was reported that the annual cost (in 2002) associated with inadequate interoperability among computer-aided design, engineering, and software systems was $15.8B. 

The study went on to report that owners and operators shouldered almost two thirds of that cost as a result of their ongoing facility operation and maintenance.

Or as commented recently at a BIM seminar – buildings are becoming too complex and should be taken out of the remit of facilities management.

Do you know your Twitter from an Avatar, or RSS from a BIM?

I am currently running an innovation circle for Construction Knowledge Exchange (CKE) looking at the use of web technology in construction at UCLAN.  The first session  took a lightning tour through communication, design and collaboration in the sector, from fax machines to BIM storms.

Innovation circles are based on a cycle of four 2 hour sessions, the content of each being decided by the delegates based upon the first ‘overview’ session.  Web technology in construction flyer

Future sessions will look into the worlds of:

■ Communications—blogs, twitter, skype and conference tools.(Thursday 10th April 1pm)

■ Information—google and wikis

■ Design—beyond CAD to Second Life, BIM and Bimstorms.

…. and, technology (wifi) permitting will be more hands on and interactive wih the web applications. (Why is I find the most trouble some place to get wifi or internet connections is within universities?  OftenI feel like taking the workshop “across the road” to a MacDonalds or Starbucks !)

on web awareness

Paul at ExtranetEvolution AEC conferences, content and ‘unconferences’and Jodie at I have no opinion world architecture festival have commented recently on the low awareness and application of web technologies in the AEC and conference world.  As one would expect following previous posts here, and as a founder to be2camp, I would share the same views, reinforced with recent observations.

I was amazed at the low awareness of web applications recently as I presented a session entitled from Facebook to BIMStorms. I knew I wasn’t going to complete the journey planned through the presentation when only 20% of the 70 people there used Facebook, and when asked if they used Facebook for anything other than social the response was nil, a couple on CAD, but then blanks on twitter, linkedin, BIM, etc. I couldn’t mention Second Life …  And these were 70 of our next generation managers – being engaged in HNC or HND courses at the moment.

Hopefully it has led to working with colleges on raising awareness.

Another day, another course, a different set of organisations – 6 small contractors, discussion on use of IT on sites to enable access to knowledge, communication etc.  Not one would allow laptops or computers on site, quoting a lack of trust of their staff to use responsibly and a security / theft issue.

A reminder that its 80% people management and 20% ICT ???  But maybe the 20% is taking the blindfold off?

Oh and has anyone tried to book a venue for an unconference with open wifi or good connectivity and  power for people to use laptops?  I find this frustratingly difficult as I seek a venue for a half day event next month. Conference organisers are way behind this need. And who feels awkward in using a laptop to make notes or blog, or to use the phone to tweet at a conventional conference?

For many conventional conference attendees, the idea of streaming presentations online will be a novel concept; laptops and mobile phones should remain switched off during sessions; and ‘social networking’ means wine and canapes – not blogs and tweets

And as I write this I see twitter messages from Mel and Paul on identifying who within the built environment sector are really embracing web2.0 technologies, as Mel says who is walking their talk? My reposnse would be:those who engaging with initaiatives such as be2camp, like the Constructing Excellence Collaborative Working Champions who are stepping forward to explore web2.0 in a days workshop in January led by Paul and myself. like the use of Twiiter by Constructing Excellence.  Yes early days but ….
