time for built environment transition?

We may now have a handbook for sustainability change in our sector.

When facilitating sessions on sustainability in the built environment, I often get delegates to ‘stand in the future’, 2030 is always a good date, imagine what buildings and our use of them would be like, and try to identify what messages they would send back to today. Often they talk of well insulated, 100% sealed construction, 100% renewable energy (which often drives the car), bright, vibrant, natural light and ventilated environments, and more in touch with the natural environemnt. They talk of more team work, long established supply chains from the local area and more use of natural material.

Interesting they very rarely describe the current approaches of today – ie Eco-Home, Code 6 or Passiv House, BREEAM or whatever. (Maybe through current lack of real understanding what these concepts are). What they describe, unwittingly perhaps is a post oil built environment, even a post carbon (ie post carbon being a driver or worry)

Rob Hopkins, architect of the Transition Movement, in his excellent book The Transition Handbook: From Oil Dependency to Local Resilience takes a similar approach, also using 2030 – but sees the Passiv Haus as being the home of the future, (for our sector he predicts; in 2014 the Passiv Haus model became the standard for all new domsestic construction across the UK, 80% of materials are locally sourced, an explosion of local industry for clay and cob blocks and in 2017 the government initiated the Great Reskilling of construction workers) . In this, the central chapter, A Vision for 2030, looking back over the transition, Rob paints a picture of construction, of energy (UK nearly self reliant, based on the 2010 crash programme of 50% reduction in use and a 50% renewable scale up), of transport, education and the economy.

Central to the book are the themes of post oil and reslience (resilience being the ability of a system to continue functioning in the face of any change or shocks from outside). Littered with well placed quotations, tools for community engagement and learning, templates to use and a history of transition, it is in essence the guide to tranistion movement, but far more than that. I can see this aspirational book one I will read more than once, to dip into and to learn a lot from. Divided into the head (for the ideas) the heart (for passion) and the hands – (for action), it could be seen to be the activists handbook for community based societies and enterprises.

There is a sense of the tipping point concept running throughout the book – given enough direction and empowerment, communities and people will tip the swing towards sustainable environments. Here perhaps is one key to the future – one of communialism rather than the approach of accommadationism we are taking tat the moment.

If any feeling of ‘concern’ exists on reading the book, it is in the tools. Focused at social and communtiy enterprise thinking people they work exceedingly well. To engage main stream built environment companies into the post oil and tranistion concept, a new set of tools maybe required – sharper and aimed at business survial and resilience

The closing chapter is aspirational – Closing Thoughts – “Something about the profoundly cahllenging times we live in strikes me as being tremondously exciting” Rob writes. and closes with a quote from Camus, In the depth of winter I finally realised there was in me an invincible summer

A quick scan of reviews for this book indicate its potential importance: for example:

The newly published ‘Transition Handbook’ is so important that I am tempted just to confine this review to five simple words ‘You must read this book!’ But to do so would, of course, completely fail to communicate its message which is, I believe, so profound and inspiring that I want to do my very best to encourage its spread far and wide.

Wherever you are on the sustainable journey … Transition Handbook will be of assistance. It is on the one hand a very worrying read, on the other inspirational. Through out I kept asking myself is our design, construction and FM sector ‘resilient’?

Maybe it is time for the built environment sector to take on and learn from the transition movement, to reach the tipping point for change. It is encouraging to see Rob Hopkins is talking at the Think 08 event in May. Will this be the catalyst I wonder?

zeroHouse

A search over a coffee, starting from Pam’s link (here) led me to zeroHouse.

Now this may be hitting a lot of boxes on the zero list, may be an architects vision or dream, but to call eco (as in ‘eco’ =’home’) and a place to live?

Does this primary school Lego construction have a soul – ie a spiritual dimension. Is it at all aligned to nature – it actually looks as though it has flown in to the location and cant wait to be off again. And just imagine a society, a neighbourhood or development of these. Or even, gulp, an eco-city.

And on the current theme here of usability – has anyone lived in one of these I wonder and feedback comments to designers, or indeed feedforward experiences to the next iterative design.

Saying all that this would be a good design to have within the Second Life International Eco Code Park so visitors can move around, experience its ‘feel’ if only virtually and leave comments on their ‘experience’ (click here to enter into the Park)

wanted … eco home builder

I have for a while now been exploring Second Life’s contribution to the built environment – on themes of collaboration, education and usability.

One of these ideas is to create a UK Level 6 Eco Home within second life to use as an educational device. A meeting a month or so ago with Pam Broviak (Public Works Director for the City of LaSalle, Illinois) has led to a collaborative project forming an International Eco-Code Park within Second Life. The Public Work island already contains a US Code House, demonstrating how such virtual builds can be used effectively.

The island also contains a brilliant bridge tour built by TEEX enabling you to view all risks and hazards of concrete bridge construction. Read a review in the latest, hot of the press, copy of GridWorks

So a plot of land has been cleared, signs put in place, across the street from the US Code House to build a UK level 6 eco home. Perhaps a Dunster (level 7) home or Hanham Hall home? (Location on Public Works)

We are now seeking support from designers and SL builders to help on this exciting project. If you are a SL builder, educator or would like to fund and support this project please do get in touch. (or IM Brand Woodin or Pam Renoir from within Second Life)

When complete, or indeed even in construction, the international eco-code park will enable educational tours and visits from colleges and universities, on site workshops and discussions along with the show casing of real world eco solutions and material. It is even anticipated the homes could be used to give building code assessors more awareness and depth to training – as the existing TEEX bridge and Code house do already.

a real school for the future – without eco-bling

Education Guardian reports today on the development of Acharacle School on the Ardnamurchan peninsula in Scotland.  The report by Tariq Tahir, should make ‘essential ‘ reading for those involved in school design, construction and in community assets. In addition the school childrens blog ‘they are building outside our class‘ illustrates how construction can be a real educational benefit.  One to RSS and watch develop.

And with no eco-bling, no greenwash, this is sustainable development…

The design, illustrating a sustainable future, for two or three generations is based on the use of mass-timber.  Architect Howard Liddel from Gaia comments … “the modern school does what it says on the tin but what it has on the tin is a skull and crossbones, and these are toxic fumes. Modern buildings have huge amounts of formaldehyde coming out of the floor coverings, seat coverings, the walls run with condensation.”

“What this project is doing is ticking a lot of boxes in a very subtle manner. There’s no covering the building in ‘eco-bling’ – the gimmicks people put on to make buildings green. It’s really quite liberating for an architect.”

He promised that the new building would provide a much healthier working environment for the staff and 50-odd pupils. “We have an immense problem with toxic materials in buildings – we have 55,000 chemicals we use in building and only 3% of them have been tested for their effects on humans.

“The timber is very good at dealing with indoor moisture passively. In other words, you don’t need a ventilation system when you’ve actually got a material that’s dealing with the moisture. Continue reading

school things on my radar this weekend…

In May the Lancashire Construction Best Practice Club will be held at Devonshire School, Blackpool an exemplar school that is a significant step forward in the design of learning environments for young children. Details of the event and site visit will be posted on the Events pages very soon

but … Building schools for the future is far too slow …. says the the NASUWT

Almost half of all teachers work in schools where water drips from the ceilings and windows do not fit properly, a study by the NASUWT concludes. A third complained of damp and slippery corridors, while one in five said lighting was poorly maintained. Most said they had to work in excessively hot or cold conditions and 30 per cent did not have easy access to drinking water.

built environment futures? (now with links)

The other evening I had the opportunity to tour around a new state of the art hospital facility, so state of the art it is calling itself the hospital of the future.

As the press release states: The new facility intends to positively transform the traditional health care experience that is normally associated with staying or working in a hospital. The campus will epitomize Cisco and PPH’s shared vision of a ‘Connected Hospital’ where technology and the physical environment seamlessly integrate to enhance patient care through the sharing of timely, accurate information among the right people at the right time, between hospitals and the extended ecosystem of care.

Following the tour – more comments here soon – I popped into the Blarney Stone pub and shared a Guinness or two with a friend whilst listening to a live singer entertain the regulars.

‘Work’ wasn’t over though – it was then off to a small group meeting to discuss how web technology can assist those working in the built environment sectors. This was part of a regular Tuesday evening get together to learn and share on themes that run from using Skype to dealing with Radon.

Possibly a typical afternoon / evening for those involved in improvement forums and tours, except this one was completely virtual within second life, demonstrating the benefits of such platforms for business, communication and learning.

On February 25 ‘cut the ribbon’ on a new hospital – Palomar West – a simulation of a real world hospital campus due to open in 2011 – gives visitors the opportunity to tour the hospital years before its doors actually open. How that for testing future patient comments and user ‘usability’. The ‘experience’ of users can be monitored prior to the building commencing, and real life designs amended accordingly. This is more than the video fly through we see to promote new buildings. I could sit and chat to others, within the reception and discuss our thoughts on the place.

The live singer was in a pub in London, streamed into a virtual pub, the Blarney Stone, on the Dublin sim. (The beer was real but from my own fridge)

The meeting was part of the Construction Group, with members across the globe, learning and sharing in a setting very similar to the thousands of meetings that occur across the country every night. Except this didn’t involve any traveling, didn’t interfere with family life, and with delegates from around the world, huge potential in global learning.

Its clean and its efficient and its possible  – its efficiencity – whilst the government dither on policy Greenpeace have produced an attractive and informative animation to show just what is possible in our towns and cities.  It is a animated and illustrated portal to many of the initiatives and emerging technologies in the built environment

It is statistics such as by the time we use electricity in our homes and offices, we’ve lost nearly 80 per cent of the usable energy inside the fossil fuels we burn that demonstrates the urgency of rethinking our approaches, and as this site demonstrates – this rethinking is happening in real world communities and projects around the UK

Eco … build, homes, villages and towns – pah… greenwash?

James Meikle’s article in yesterdays guardian paints a picture of growing concerns and gaps in the thinking behind the current push towards ‘eco‘ villages and towns.

As a flagship for the huge number of homes to be built and eco towns to be created, Northstowe, if the Guardian report is correct has problems:

As the town takes shape, en route to at least a 20% – and hopefully higher – supply of renewable energy, combined heat and power plants could prove more efficient and cost effective than solar gadgets and micro generation on separate houses.

Sounds great, but the debate is our on micro generation – but only 20% renewable? !!!

More recently, Cooper decided that Northstowe must not be delayed by having to meet zero-carbon standards subsequently imposed for all new houses from 2016.

Ah ha – explains the 20% but if we can do it as an eco-challenge at Hanham Hall in Bristol – why not here?

James too makes the point on the level expected on the homes:

To start with, … private homes will only be at level 3 on the code for sustainable homes, producing 25% lower emissions than legally required so far, but no more revolutionary than homes already being built on some smaller developments. The requirement for affordable homes will be slightly higher at code level 4 – a 44% improvement on minimum standards, but again not as tough as might have been expected, given the experimentation already under way elsewhere.

In my opinion this is not flagship or even eco…

David Bard, a senior councillor on South Cambridgeshire council, which, with the county council, will consider the Northstowe plans in the next few months, says: ” I am not sure that anyone actually knows what is meant by an ‘ecotown’, let alone a ‘prototype ecotown’.

Time to rethink? Time to get back to basics?

Time to recall where Eco comes from – as it is a prefix used in most ‘sustainable ‘ iniatives at the present. Eco-this eco-that and eco-other is indeed the zetigeist of the moment. Eco is of course an abreviation of ecological – and as a prefix used to describe things realted to ecological issues. Except it isnt today, at least in its use for eco homes and villages etc.

Eco villages stem back to 1960’s community living, alternative technologies, living off grid with alternative lifestyles. Are todays eco villages just a clever greenwashing of of that ideal? (A greenwash that probably covers all 6 of the greenwash sins!)

Where is the community, social enterprise, regeneration, ecological diversity protection thinking in these developments?

It would be very interesting to see calculations for the ecological footprint of eco-developments such as Hanham Hall and Northstowe and how they would compare to other or non eco developments. There is much focus on carbon footprints, understandably as its tangible and easy to understand – but if we use the prefix eco – lets focus on the ecological footprint as well.

I have posted on the LEED ND (neighbourhood development) scheme here a few times – it would be fascinating to assess Hanham Hall or Northstowe against this standard. Just looking at the evidence required for submission for this standard would (hopefully) cause a rethink, or dropping of the prefix Eco ! for example:

  • Smart Location and Linkage, (smart location means ecological consideration!)
  • Neighborhood Pattern and Design,
  • Green Construction and Technology and
  • Innovative Design

Any BREEAM assessors, any LEED ND assessors out there looking for a challenge? Anyone out there willing to fund a project to ‘test’ the claims being made? These projects underway now will shape our future housing construction, living, and social well being.

Why do I hear the Pete Seger song when I think of eco-towns

So time for a rethink and real innovation – as Henry Ford famously said “If I asked people what they really wanted they would have asked for faster horses” Will we still get little boxes ?

And quietly the transition-towns movement gains pace …. but thats another post !

Green spires or greenwash?

Universities UK today published Green Spires, a very rosy picture of what academia is doing within the world of becoming green. The report, full of case studies of great activities from around the UK Universities is a must read with many of the innovations related to the built environment.

However, Bibi van der Zee writing in the Guardian Education illustrates the real world of academia – one that should put its own house in order, ‘focus on estate management, universities are huge and wasteful beasts’ and ‘move out of their comfort zone‘.

Learning curve on Radio 4 last night contained interviews on the report – listen again

One of the key priorities laid down today by John Denham, Secretary of State for Innovation, Universities and Skills, in his annual grant letter to the Higher Education Funding Council for England (HEFCE) was reducing carbon emissions emissions to help the Government achieve a 60 per cent reduction in emissions by 2050.

The Government wants universities’ performance in reducing carbon emissions to be a factor in their future capital allocations

Also of note EAUC’s (Environmental Association for Universities and Colleges) conference this year will focus on skills for sustainability – if architects and engineers don’t have the necessary sustainable skills we will never be able to achieve our carbon reduction strategies

Locally in the North West of England, SusBee (Sustainable Education in Built Environment Education) based at UCLAN , a joint academic and industry forum has just formed to address the sustainability content within all regional education. (more details here).

eco-friendly warehouses go carbon positive

From the Guardian today

Warehouses aren’t normally associated with sustainability and environmentally friendliness; they are rather grey and anonymous looking. But a £50m scheme on a brownfield site at a former colliery in north Staffordshire is set to change this.

The project, called Blue Planet Chatterley Valley, is to be developed by Gazeley UK, which is owned by Asda Walmart, on 31 acres of former colliery land in Newcastle-under-Lyme. It will be a truly carbon positive development; the complex will have its own biofuel micro power station (using oilseed rape) and it will produce sufficient power and heat for the on-site buildings and a surplus which is enough energy for up to 650 local homes.

A new definition to savour here – ‘truly carbon positive‘ – brilliant
